Hi **** I found your shop for sale/Lease. I would be interested in using it for my plans for an auto repair facility with 2 primary objectives. The first objective would entail the use of the building for doing auto vehicle inspections and converting a percentage of those into bigger ticket repairs and maintenance type of services. A shop with (2) DVI (digital vehicle inspection techs) could do 482 vehicle inspections a month. These digital vehicle inspections include oil changes and other items. The number of vehicles per month have a closing ratio of 33% overall for the additional suggested repairs and maintenance needed gives a number of 159 vehicles. With an ARO of $800 that would be a gross revenue of $127,200 less COGS, leaving a gross profit of $83,952. Subtract the shop cost of 45% leaves $46,174. The biggest obstacle is finding good general automotive repair technicians, the production labor and this is why I used a 45% shop cost percentage and it might be higher.
The second primary objective is to use this very warm list of customers to market my Gold FHP rental program to. It basically is a rent by the room scenario where people have an ownership interest in what they are renting while renting a large resort style house. In addition to all the benefits of ownership like any other ownership type it costs 1/4 - 1/6 the typical down payment for entry into this program and pays a higher rent for the ownership benefits and that they can profit from a duplication process via a home based business of what I have just described in both of these primary objectives. What that means is they can offset all the cost of rents and still see a profit with just this overall business model.
So you see I have one business (the automotive) feeding the second business (the real estate ownership & home based business model) and able to profit off of the 2 biggest investments which people in America are involved in and help a lot of them at the same time.
